Waterproofing Contractors in Pretoria
Permanent protection against water ingress — Torch-on membrane, liquid applied systems, balcony, parapet, gutter and flat roof waterproofing with proper substrate preparation and guaranteed detailing.
Waterproofing is the least glamorous and most consequential trade in property maintenance. When it works, nobody notices. When it fails, you get damp walls, blistered paint, rotten skirtings, mould in bedrooms, corroded reinforcing in concrete slabs and repair bills that dwarf the original cost of doing the job properly.
Total Home Project delivers professional waterproofing across Pretoria, Pretoria East, Pretoria North, Centurion, Midrand, Johannesburg and surrounding areas for homes, townhouse complexes, office parks and commercial buildings. We work with torch-on bituminous membranes, liquid-applied acrylic and polyurethane systems, cementitious slurries and injection damp-proofing, and we choose the system based on the substrate, the exposure and the movement the surface will experience.
Key benefits
- Torch-on and liquid membrane systems
- Flat roofs, balconies, parapets and box gutters
- Correct falls and drainage assessed first
- Damp-proofing and rising damp treatment
- Manufacturer-backed system warranties
- Free moisture inspection and report
Where waterproofing fails most often
In our experience the majority of waterproofing failures in Gauteng occur at details rather than in the open field: upstands that were not taken high enough, terminations that were never chased into the wall, outlets and downpipe connections left unsealed, cracked parapet copings that let water in behind the membrane, and junctions between dissimilar materials where movement tears the membrane. Ponding is the other great enemy. Flat roofs are supposed to have a fall towards outlets; when they do not, standing water sits on the membrane for days, finds the smallest defect and degrades the surface. Any honest waterproofing assessment has to consider drainage, not just the coating.
Systems we install
Torch-on membrane remains the workhorse for flat concrete roofs and box gutters: a bituminous sheet, reinforced and typically finished with a mineral or foil surface, heat-welded to a primed substrate with properly lapped joints. Liquid-applied acrylic systems reinforced with a polyester membrane suit balconies, parapets, awkward geometry and surfaces with many penetrations, and they are also excellent as an overlay onto sound existing torch-on. Polyurethane systems are used where higher elasticity and traffic resistance are required. Cementitious slurry systems are used in wet rooms, planters, water features and below-ground applications. For rising damp in older Pretoria homes we use chemical injection damp-proof courses combined with re-plastering using a salt-resistant render.
Preparation is the job
The surface must be sound, clean, dry and correctly primed. We remove failed membrane rather than laminating new work over blistered old work, grind back loose material, repair spalled concrete, fill cracks with an appropriate sealant, install or reinstate movement joints, and correct falls with a screed where ponding is the underlying cause. Upstands are taken a minimum of 150 mm above finished level and terminated into a chase or under a proper flashing. Outlets get a dedicated detail. This is the part of the job that clients cannot see once it is finished and the part that determines whether the system lasts fifteen years or fails in two.
Waterproofing costs in Pretoria
Waterproofing is quoted per square metre, with details, upstands and outlets often priced separately because they carry the most labour. A small balcony is a modest job; a full flat roof over a double garage sits in the middle; a commercial roof or a complex with multiple blocks is a project. The variables that matter are the condition of the existing surface, whether removal of old failed membrane is required, whether screeding is needed to correct falls, access, and the system specified. Guarantees and maintenance
We issue a workmanship guarantee and, where the manufacturer's specification is followed in full, the relevant product warranty as well. Waterproofing is not maintenance-free: outlets need clearing, exposed acrylic systems benefit from a refresh coat around the seven-year mark, and any new penetration through the membrane — a satellite bracket, a solar geyser mount, an air-conditioner stand — must be detailed properly. We offer scheduled inspections so small defects are caught before they become interior damage.
